Home Addition Frequently Asked Questions

Several factors will affect the permitting process for a home addition, including:

  • The size and design of the addition
  • The site and lot conditions
  • City zoning and setbacks
  • City application & design requirements
  • And many other factors

Some projects can be permitted in a streamlined way, while others may require a longer review by the city building department. In many cases the city will require surveys and engineering.

Reach out to us to discuss your home addition ideas. We can help determine what the next steps will be, and what to expect.

If you’re planning an addition on your house, we recommend allowing 2-4 months for design and permitting of a simple home addition project. Larger or more complex home additions can take longer, as can some high end luxury home additions.

The first step to getting a permit is to have complete construction drawings ready to submit to the city. Some projects also require structural and mechanical engineering, as well as site surveys and other requirements.

We recommend starting your home addition design drawings as soon as possible.

What if I already have drawings done by an architect or designer?

If you have drawings ready to submit to the city, you may be able to get a permit within about 30 days.

If the city requests revisions or more information, they can take up to another 30 days each time you resubmit the plans!

Can I get a building permit for a home addition faster?

It’s theoretically possible to fast-track a home addition design and permit.

You would need to complete your design drawings and submit them to the city within 2-4 weeks. They would have to be approved the first time through the review process.

Finding an architect or designer who can deliver plans that quickly will probably be challenging, but we can sometimes help.

How do I get started?

We can draw your home addition plans and construction drawings. We use Chief Architect design software, and show you both 2d plan views and 3d views of your project.

We’ve successfully designed and permitted home addition projects, and are very familiar with building codes and other city or town requirements. It can be more efficient to have us draw your home addition plans because we don’t have to coordinate with a 3rd party.

We can also collaborate with local architects and designers.

Sometimes hiring an architect is the best way to design your home addition. They are formally trained in the design of buildings and living spaces, and can bring a lot of creativity and insight to your project, or solve complex design issues.

Contact us to discuss what would be the best approach to design your home addition and submit your drawings to your city or town building department.

Many home additions can take 6-12 months to build. Home addition projects can also fall outside of that range.

No two projects are exactly the same, so the amount of time it takes to build a home addition can vary. It’s not unusual for an addition to take more than a year if it’s large, complex, or a high end luxury home addition.

Can you build a home addition faster?

It’s possible to fast-track a home addition project. Building a home addition quickly will depend on the size, scope of work, and your budget, among many other factors.

We believe that you should not rush building an addition on your house if you want good results and a smooth running process.

There’s a saying in construction: “you can’t rush quality.” The question one should ask themselves is: “where am I willing to sacrifice so my addition can be built quickly?”

A much higher investment? Less attention to detail? Less management and supervision? Cutting corners? Hiring lot’s of unlicensed contractors? We don’t believe that any of those should be the norm!

Why do home additions take that much time?

Home additions are complex projects that require time to complete.

We’ve tracked and measured the time it takes to complete home addition projects. It can take hundreds, or even thousands of hours of labor, management, and supervision to complete your home addition in a professional way.

There are also inspections to contend with, lead times, and many other scheduling concerns to consider.

What is the typical cost for a home addition in Scottsdale?

You have to start somewhere to establish a budget for your home addition, and there are some rough trends that have emerged in recent years:

  • Basic home additions can range from $200-$300 per sq. ft.
  • More elaborate additions can range from $325-$475 per sq. ft.
  • A luxury home addition can range from $500-$1000 per sq. ft.

Your home addition could fall into one of these ranges, or somewhere outside of them. This is by no means the “final say” on what your home addition might cost.

It’s difficult to “throw a dart” at the cost to build a home addition, especially when all we have is an idea. It’s best to base your decisions on a set of home addition construction plans tailored to your budget.

Reach out to discuss your home addition project. We’ll help you figure out what’s possible, and how to take the next steps.

What affects the cost of a home addition in Scottsdale, Paradise Valley, or Phoenix?

Some of the factors that play a roll in the cost to build an addition on your house include:

  • The scope of work and structural design
  • The size of your addition (small additions skew higher per sq. ft.)
  • Plumbing, gas, or electrical upgrades
  • The level of finish and material quality
  • The doors, windows, and siding chosen
  • Site and lot conditions
  • Landscaping and hardscaping needs
  • Engineering requirements
  • City or Town requirements

Also, consider that contractors do not all provide the exact same quality of work, level of service, project management, or supervision of your project.

A lower investment doesn’t always mean a better value, and a higher investment may not guarantee you’re getting a better home addition, or better service.

Have you established a budget for your home addition?

It’s important to establish a budget when you’re planning a home addition. The budget helps determine what you can build.

Often people don’t want to share their budget with contractors— it’s hard to know who to trust.

We’re here to help you build a home addition that satisfies your needs, meets your budget, and looks amazing. Project Construction LLC approaches every project with:

  • Transparency & integrity
  • Professionalism
  • Creativity & ingenuity

Yes! We hire qualified, licensed, professional subcontractors to work on your home addition.

Our trade partners are carefully chosen based on their commitment to quality work, reliability, and other factors.

Yes! We run our company “above board” and maintain the following insurance:

  • Contractor’s bond
  • Liability insurance
  • Workers compensation insurance

Our employees and subcontractors are covered, so you won’t have to worry about uninsured construction activity on your property. We’ve got you covered!

We recommend removing your belongings from the work area before construction starts.

If items are not easily removed, we cover and protect them so that they don’t get damaged or covered in dust. We also protect walls, floors, doors, windows, and fixtures in place.

Do the contractors you’re talking to have a plan to protect your home and family from dust?

“We went to look at a project years ago, and a plumbing company was replacing the drains throughout the home. There was dust everywhere, on every surface, and there was a child in the home.

What a tragedy for that family.”

Maintaining a clean and safe jobsite is important to us. A fan in a window is not enough to prevent massive dust contamination.

We’ve invested in HEPA air filtration equipment designed to capture construction dust. We employ dust control measures throughout the duration of every home addition project.

Your health and safety depend on it!

Dust Protection Measures

  • Temporary walls and dust barriers to isolate the work area
  • HEPA air scrubbers to capture and filter dust
  • HEPA vacuums to capture fine dust particles
  • Turn off HVAC equipment and exhaust fans when there’s dust to avoid contamination

Absolutely. Lead paint was banned in the 1970’s. If your home was built before 1978, you could have lead paint on the interior or exterior of your house.

We are a “Lead-Safe Certified Firm” and follow the EPA’s RRP (Renovation, Repair & Painting) guidelines when we’re working on your home.

In Pre-1978 homes, we test any painted surface we are working on for lead paint. If we get a positive result, we follow appropriate containment, clean up, and disposal precautions.

Many of the homes we work on that were built before 1978 do have lead paint, but not always. That’s why we test for lead.

Is this required?

Yes. It’s a fact that EVERY construction company in the USA that does work on homes built before 1978 is required to be certified and follow guidelines to protect children from lead poisoning.

Ask every contractor that works on your pre-1978 home if they are a Lead-Safe Certified Firm, and how they protect you and your home from lead paint contamination.

We maintain a tidy work area and always have our own barrels on site. We do not use your trash receptacle to discard construction debris.

Debris and trash is disposed of regularly, and not left laying around the work area or your property.

How we handle trash depends on the work that is being done on your project. We may use any of the following:

  • Dumpster rental
  • Hiring a demolition contractor who removes debris
  • Using a dump trailer to take debris to the dump
  • Daily clean up of the work area
