Modern ranch home remodel- ideas for your Phoenix area home.

Energy efficient whole house remodel & exterior siding...

This whole home remodel started as a dilapidated 1950’s ranch. We did a major design build home remodel that included a new craftsman style exterior, metal panel roof, kitchen remodeling, and a bathroom remodel. An extensive home energy efficiency retrofit was done to improve comfort and make the home energy efficient.

interior home remodel:

This mid century ranch was ready for an extensive whole home remodel. The interior had been neglected and was mostly original with solid oak flooring throughout and original cabinets. Like many 1950’s homes in the Scottsdale and Phoenix area, it needed a kitchen remodel and a bathroom remodel.

We created an open floor plan by removing the wall between the kitchen and living room. There were no structural beam requirements in this home due to the orientation of the walls and framing.

The homeowner wanted to have a bright, modern kitchen with garden views, so we enlarged the window in the kitchen. We installed a simple wood ceiling with wood trim rather than skim coating the ceiling drywall.

To create a modern craftsman look, the homeowner chose IKEA kitchen cabinets in a medium brown stained finish and a shaker style door. Modern cabinet hardware in stainless steel complimented the design of this kitchen remodel.

The interior home remodeling project included:

  • kitchen remodel and kitchen design
  • IKEA kitchen cabinets
  • dark gray countertops
  • full height tile backsplash
  • open shelving in the kitchen
  • high volume kitchen exhaust hood
  • bathroom vanity, countertop, and flooring
  • new plumbing fixtures & tub/shower surround
  • upgraded lighting, fans, and ventilation
  • new electrical panel, meter & service connection
  • bamboo floors & re-finished original oak floors
  • trim work & wood panel ceiling
  • interior painting
  • a finished & insulated basement
  • laundry storage & cedar closet

exterior home remodel:

The home’s exterior siding was in terrible condition. Since the home had no insulation in the walls we recommended stripping it all off and installing insulation and new siding.

We were replacing the windows, so it was a great opportunity to add 2″ of exterior foam insulation under the siding, and cellulose insulation in the walls. This was on top of a “house wrap” moisture barrier and flashing system to protect the home from water damage. This insulation system works very well in Phoenix or Paradise Valley, and in other climates.

Building science principles were carefully considered during the design and installation of all insulation and siding. To learn more about the field of building science, and why it is so important, visit Building Science Corporation, the best source for free information and education on the subjects of insulation and moisture control.

Next we installed Hardie Panel siding with wood battens and white trim to carry the modern craftsman style to the exterior. The gable siding was replaced with cedar clapboards to add contrast and detail.

The homeowner wanted a mudroom addition leading to the outdoor patio entertaining area in the back yard. This small mudroom addition provided storage and allowed them to access the yard and patio without having to go through the garage.

Since many 1950’s ranch homes lack a covered entry porch, we created a craftsman inspired porch design with simple 4×4 corbels and exposed Douglas fir rafters. We topped it all off with a gray metal panel roof.

The exterior home remodeling project included:

  • mudroom addition
  • two storage sheds
  • concrete patio & cedar deck
  • a covered patio area
  • a covered entrance porch roof
  • metal panel roof
  • Tyvek Drainwrap moisture barrier & flashing systems
  • window replacement & exterior doors
  • exterior foam board insulation
  • Hardie panel cement board & batten siding
  • cedar clapboard siding at the gables
  • 3 color exterior painting scheme
  • grading, drainage work & gutters
  • gravel driveway extension
  • landscaping and plantings

The dramatic ranch to craftsman renovation and home remodel of this blighted house created a modern, comfortable, livable home with a lot of modern craftsman style and curb appeal.
